A project report your credit officer can actually use.

Built from your quotations and statements, not a template. 5-7 years of reconciled projections, DSCR, interest cover and break-even computed and explained, stress-tested for lower prices and volumes, and shaped to your route — PMEGP, Mudra, CGTMSE-backed loans or MoFPI. Sized honestly to what the business can repay, with revisions for lender queries included.

Understand the basics

What a bank-ready project report contains

Six building blocks, in the order credit officers read them: cost of project, means of finance, projections, ratios, sensitivity and route fit. Each is only as strong as the documents behind it.

What credit officers read first:

  • Who the promoter is and why they can run this
  • What is being built, where, at what capacity
  • Who buys, at what price, with what evidence

Where the money goes and comes from:

  • Cost of project — every line backed by a quotation or estimate
  • Means of finance — promoter money, loan, subsidy — adding up exactly
  • Working capital sized from the operating cycle

Can it repay?

  • 5-7 years of P&L, balance sheet and cash flow that reconcile
  • DSCR = (PAT + depreciation + interest) ÷ (principal + interest)
  • Interest cover, break-even, payback
  • Stress cases: lower price, lower volume, higher cost

Shaped to the route:

  • Mudra · PMEGP · CGTMSE-backed loan · MoFPI · AIF
BANK-READY PROJECT REPORT What the credit officer reads Promoter Profile + experience Project Capacity + location Market Buyers + pricing Cost With quotations Finance Means of finance Projections 5-7 yrs · 3 stmts RATIOS DSCR · Interest cover · Break-even · Payback SENSITIVITY Price · volume · cost ROUTE FORMAT Mudra · PMEGP · CGTMSE Reconciled every year · explainable by the promoter ✦ Revisions for lender queries included in every tier

You need this if...

  • You're applying for a term loan or composite loan — the bank's credit officer will read the project report before anything else
  • You're filing under a government scheme — PMEGP, Mudra (Kishor and above), CGTMSE-backed loans or a MoFPI grant — each expects a report in its own shape
  • Your numbers need to hold up — capacity, pricing, raw-material cost and working capital that match your quotations and bank statements
  • You need to show repayment capacity — DSCR, interest cover and break-even presented the way appraisal notes are written
  • You're raising investor or partner money alongside a loan and need one consistent model
  • A bank returned your earlier report with queries you're not sure how to answer
The 6 core benefits

What our project reports actually deliver

Credit-officer structure · reconciled projections · ratios explained · scheme formats · honest sizing · revisions until queries close.

Written the Way Credit Officers Read

A bank project report isn't a business plan pitch. Credit officers look for a clear promoter profile, a realistic cost of project backed by quotations, a means of finance that adds up, and projections tied to capacity. We follow the structure appraisal notes use — so the officer can lift sections straight into their note instead of sending queries back.

Projections That Reconcile

5-7 years of projected P&L, balance sheet and cash flow that actually balance — depreciation matching the asset schedule, loan repayment matching the EMI schedule, working capital matching the operating cycle. Inconsistent projections are the fastest way to lose a credit officer's confidence; a model that reconciles line by line earns it.

DSCR, ICR and Break-Even — Explained

We compute the ratios lenders appraise: DSCR ((PAT + depreciation + interest) ÷ (principal + interest)), interest coverage, break-even and payback. There's no single RBI-prescribed DSCR — each bank's credit policy sets its comfort level, commonly in the 1.2-1.5 range depending on sector and loan. We show how your numbers compare and what drives them.

Scheme Formats Built In

Different schemes want different things. PMEGP reports go through KVIC/DIC scrutiny with capacity and employment focus. Mudra Kishor and Tarun files need a business plan the branch can appraise. CGTMSE-backed loans above ₹50 lakh need an investment-grade internal rating. MoFPI grant EoIs have their own DPR format. One report, shaped to the route you're actually using.

Honest Sizing — Not Inflated

We size the project to what the business can service. Asking for too much is as damaging as too little — the appraiser tests repayment from cash flows, and inflated revenue assumptions get cut. We'd rather tell you a ₹40 lakh project is fundable and a ₹70 lakh one isn't yet, and show you what would change that.

Revisions Until Queries Close

Bank queries are normal. Every tier includes revisions to answer lender queries on the report we prepared — updated quotations, a revised means of finance, a sensitivity case. You don't pay again because the credit officer asked a question.

What we need to build your report

6 eligibility scenarios

✓
A real project with a clear costWe need to know what you're buying or building: machinery and equipment with quotations, civil or fit-out work with an estimate, pre-operative costs and the working capital the operating cycle needs. No quotations, no credible cost of project.
✓
Promoter contributionBanks and schemes expect the promoter to fund part of the project — PMEGP sets 5-10% own contribution; banks typically look for a visible margin on term loans. We show where your contribution comes from; it must be real money, not a balancing figure.
✓
Market and pricing evidenceWho buys, at what price, and how much? Existing businesses have sales history and GST returns; new units need enquiries, orders, distributor or offtake arrangements, or comparable-unit data. Revenue assumptions without evidence are the first thing appraisers cut.
✓
Financial history (existing businesses)Last 2-3 years of ITRs and financial statements, 12 months of bank statements, GST returns. Projections must start from where the business actually is — a projection that jumps from last year's numbers without a reason won't survive appraisal.
✓
Registrations and approvalsUdyam registration (free, and required for most MSME schemes), GST where applicable, trade licence, and sector approvals — FSSAI for food, pollution consent where relevant, building or lease documents for the premises.
✓
The financing routeKnow (or let us work out) the route: Mudra up to ₹20 lakh, PMEGP for new units up to ₹50 lakh (manufacturing) / ₹20 lakh (service), CGTMSE-backed loans up to ₹10 crore, or a MoFPI grant when an EoI is open. The report is shaped to the route.

Phase 1Day 1-2Brief + routing

Understand the project, choose the route

30-minute call: what you're building, where, for whom and how much. We confirm the financing route — Mudra, PMEGP, CGTMSE-backed loan, MoFPI or AIF — because it decides the report format.

Wrong route = wrong format = rework later
Phase 2Day 2-5Inputs

Quotations, capacity and evidence

You share quotations, statements, capacity and pricing evidence (WhatsApp is fine). We test every assumption against the documents and flag gaps before modelling.

No quotations = no credible cost of project

Projections, ratios and narrative

5-7 year reconciled projections, DSCR, ICR, break-even and sensitivity cases, with the narrative in credit-officer style. You review a draft; we walk you through the numbers so you can defend them at the branch.

Lender queries answered

Banks often ask for clarifications or revised figures. We respond and revise the report we prepared — included in every tier — until the queries on it are closed.

The bank decides sanction — the report removes avoidable objections
You have to be able to explain it Branch managers ask the promoter, not the consultant, why sales will grow and where raw material comes from. Every report comes with a walk-through and a one-page summary you can take into the bank meeting.

Avoid these traps

6 common project report mistakes — and how we avoid them

#1: revenue that exceeds capacity. #2: statements that don't reconcile. #3: working capital forgotten. Plus a DSCR that only works on paper, the wrong format for the scheme, and a report the promoter can't explain.

Mistake #1

Revenue that doesn't match capacity

Projected sales that exceed what the machinery can produce, or assume full capacity from month one. Appraisers check revenue against installed capacity and realistic utilisation first.

Fix: We build revenue up from capacity × utilisation × price, ramping utilisation over the first years, and show the evidence behind the price.
Mistake #2

Statements that don't reconcile

Cash flow that doesn't match the P&L and balance sheet, depreciation that ignores the asset list, loan balances that don't follow the EMI schedule. One inconsistency and the whole report loses credibility.

Fix: An integrated model where every schedule — assets, depreciation, loan, working capital, tax — feeds the three statements. It balances every year or it doesn't leave our desk.
Mistake #3

Working capital forgotten

Many first reports fund machinery but not the stock, receivables and cash needed to run it. The unit is built and then starves.

Fix: We size working capital from the operating cycle — raw-material days, production time, credit to customers — and include it in the cost of project or plan a separate limit (with CMA data where the bank needs it).
Mistake #4

A DSCR that only works on paper

Hitting a comfortable DSCR by assuming high margins or a very long tenure. Appraisers stress-test assumptions; a DSCR that collapses under a small price or volume change signals risk.

Fix: Sensitivity cases — lower price, lower volume, higher raw-material cost — so you and the bank can see how much headroom the project really has.
Mistake #5

Wrong format for the scheme

Submitting a generic bank DPR for PMEGP, or a PMEGP-style report for a MoFPI EoI. Each route has its own expectations on contribution, capacity, employment and presentation.

Fix: We confirm the route first and shape the report to it — including scheme-specific tables and eligibility confirmations.
Mistake #6

A report the promoter can't explain

Branch managers ask the promoter — not the consultant — why sales will grow or where raw material comes from. A report you can't explain undermines itself.

Fix: We walk you through the assumptions and ratios before submission, with a one-page summary you can keep for the bank meeting.

How we approach this work

"Most rejected project reports fail for boring reasons: sales beyond capacity, statements that don't tie out, no working capital, or a promoter who can't explain the numbers. We build from your documents, make the model reconcile, stress-test it, and walk you through it. And if the project is too big for what the business can repay, we'll tell you — before the bank does."

FAQ

Common questions

Straight answers on what goes into a DPR, DSCR, templates, cost, CMA data, timelines and routes. Still curious? WhatsApp us anything.

What is a DPR / project report and when do I need one?

A detailed project report (DPR) — often just called a project report — explains what you'll build, what it costs, how it's financed and how the business will repay. Banks use it to appraise term loans; schemes like PMEGP, Mudra (Kishor and above), CGTMSE-backed loans and MoFPI grants rely on it.

You usually need one for any term loan or scheme application beyond very small amounts. For a Shishu Mudra loan (up to ₹50,000), a quotation or short activity note is typically enough.

What goes into a bank-ready project report?
  • Promoter profile and experience
  • Project description, location, capacity and technology
  • Market, customers and pricing evidence
  • Cost of project (with quotations) and means of finance
  • Projected P&L, balance sheet and cash flow (5-7 years)
  • Ratios: DSCR, interest coverage, break-even, payback
  • Working capital assessment
  • Sensitivity cases and key risks
  • Approvals and registrations
What DSCR do banks want?

DSCR (debt service coverage ratio) is usually computed as (PAT + depreciation + interest on term loan) ÷ (principal repayment + interest on term loan). It shows how comfortably cash from operations covers loan payments.

There is no single RBI-prescribed DSCR. Each lender's credit policy sets its benchmark — commonly somewhere around 1.2-1.5 on average over the loan period, varying by sector, loan type and the bank. We show your DSCR year by year and under stress cases, so you know how much headroom you have.

Can't I just use a free template?

For very small, simple units, a model DPR is a reasonable start — NIFTEM publishes model DPRs for many food-processing activities, linked from MoFPI's site. But templates carry generic assumptions: your capacity, prices, costs and financing are different. For loans of ₹25 lakh and above, a report built from your own quotations and statements — and that reconciles — is worth the fee.

How much does a project report cost?
  • Loan-Ready Report: ₹5,000 — Mudra Kishor/Tarun, PMEGP and loans up to about ₹25 lakh
  • Bank DPR: ₹12,000 — term and composite loans from about ₹25 lakh to ₹5 crore
  • Scheme / Investor DPR: from ₹40,000 — ₹5 crore+, MoFPI EoIs, investor-facing models

All tiers include revisions to answer lender queries on the report we prepared. There is no government fee for a project report.

Do you charge a percentage of the loan?

No. Our fee is fixed by tier (or quoted upfront for large projects). We don't take a share of the loan or grant, and we never ask for OTPs, net-banking credentials or payments to "speed up" sanction.

Is a DPR the same as CMA data?

No. A DPR presents a project — usually for a term loan. CMA data (Credit Monitoring Arrangement) is a set of standard statements banks use to assess and monitor working-capital limits for existing businesses. Many composite loans need both; we offer CMA data as a separate service and keep the two consistent.

Will a good report guarantee my loan?

No. The bank decides, based on its credit policy, your credit history, the business and security. A well-built report removes avoidable reasons to say no — unrealistic numbers, inconsistencies, missing working capital — and makes the credit officer's job easier. That is what we can promise.

How long does it take?
  • Loan-Ready Report: typically 3-5 working days once inputs are complete
  • Bank DPR: typically 7-10 working days
  • Scheme / Investor DPR: 2-4 weeks, depending on certifications and site inputs

The biggest variable is how quickly quotations and statements arrive.

Which scheme should my report be for?
  • Up to ₹20 lakh, small business: Mudra (Tarun Plus to ₹20 lakh only after a repaid Tarun loan)
  • New unit, first-time founder: check PMEGP (up to ₹50 lakh manufacturing / ₹20 lakh service; 15-35% subsidy)
  • Micro/small enterprise without collateral, up to ₹10 crore: CGTMSE-backed term loan
  • Food processing / cold chain: MoFPI grant when an EoI is open; AIF (3% subvention on up to ₹2 crore) any time

We confirm the route in the first call — it decides the format.

Can you fix a report the bank returned?

Yes. Send us the report and the bank's queries. We review what triggered them — often capacity, pricing, working capital or reconciliation — and either revise it or rebuild the model. If the project itself needs resizing, we'll say so plainly.

Do I need to be present at the bank?

Yes — lenders meet the promoter. We give you a one-page summary of the project and its key numbers, and walk you through the assumptions beforehand, so you can answer the branch manager's questions yourself. Where the tier includes coordination, we also handle follow-ups with the bank directly.
